Property Sellers: Creating an Effective Listing for People Looking to Buy a House

Property is an immensely valuable commodity, this much is obvious. For most people, normal people, buying a house will be the single most expensive purchase they ever make. As a result people take a lot of time and consideration when it comes to buying – which means sellers really need to show off their wares and have to provide a really good pitch to anyone looking to buy a house.

Sellers are at an advantage in that there are more ways for people looking to buy than ever before, increasingly online house hunting is a big trend. This makes for a large amount of people listing their property online and trying to drum up interest that way. But there is a good and a bad way to go about that, when you complete an online listing there are several things you need to think about when completing an online property listing.

Think About How People Search

When you create a property listing online, it’s beneficial to think about the way people search in order to boost the chances of people finding it. If you create the title of your listing with popular search terms then that is beneficial to the amount of exposure for your listing. Things like ‘flat for sale’ or ‘house for sale’ might seem too obvious to include in your listing title, but it’s beneficial to include terms such as that in order to make sure your listing comes up when a user searches for a property.

What’s also beneficial is including key details such as price, location and the type of property you are listing. So if you were selling a detached house in Lanarkshire for 250 grand then a good title would be ‘Detached House For Sale, Lanarkshire, UK. £250,000’. Overall, you need to reflect the nature of your listing as accurately as possible. By providing all the salient information in the listing title you can grab a user’s attention, if you can’t grab a user’s attention then it is likely that you will lead them away from your listing.

Pictures! Pictures! Pictures!

The best thing to do with an online property listing is to show it off in a visual sense with a lot of pictures. Pictures say a thousand words after all, so make sure you include as many images as possible for your property. Try to include a picture of your property from the outside, and then a picture of each room. This will make a great impact on anyone looking to buy. If you’re selling a house there may not be enough space to include every single room, so just use the main ones.

It’s also a good idea to name the image files of the rooms using the title of your listing. So for the master bedroom a good filename for your picture would be ‘Detached House For Sale, Lanarkshire, UK. Master Bedroom’. This is beneficial for users searching too, because images often come up in search results.

Think about what it’s like to search for a property online. There’s no reason that there should be a listing without any pictures. If you were looking for a property, you wouldn’t give the same attention to a listing with one or two, or perhaps even zero, pictures than you would to a listing with six or seven detailed pictures of each room – so if you want to create an effective listing then pictures are absolutely essential.

It’s also a good idea to include a picture that is a floor plan of the property, this means that a potential buyer can see a full map of the property and get a good idea for the dimensions and spatial features of a house that a picture might not be able to capture. A final point is to always use high quality pictures; tiny or blurry pictures aren’t any good at all because they don’t give a person looking at them a good representation of the property.

A lot of online listings will have a small summary of the property above the main description. This is usually a series of bullet points that will sum up the property in a very concise way. Make sure you include this, because it’s a great way of getting all the key selling points of your property across very quickly.

Key features are all the things that people will look for in a property. The number of bedrooms, the type of property (detached, semi-detached, flat), the facilities (garden, balcony, en-suite bathroom) and the style or décor of the property all needs to be listed here. This is a good way to give a lot of information about the property in a short space.

Things like amenities that are close by are also beneficial to include, these might be transport links or local shops. It’s really what a lot of people want to know as although the property will be an important consideration, they will want to know how it will affect their general day-to-day activities like work.

The full description of your property is a really good place to get descriptive about your property. It’s the place with the most detail, and chances are that when someone sees your title and is pleased with your pictures and key features – they will want to read a nice description. Therefore it’s a great way to make sure you really seal the deal, and hopefully the person reading will request a viewing and maybe even buy!

When you write the full description really try and sell all the key features on an emotional level, describe the outside and each room in detail. Talk about how the rooms feel, if there’s a very bright room then talk about how much sun it gets and how the people looking at it will feel energised or brightened up. You can use a lot of adjectives here, a wonderful bedroom and sleek bathroom or a warm and inviting kitchen all help the person reading to imagine what living in the property might be like.

Keep yourself to a reasonable word limit, you’re not writing an essay. But a few sentences on each room is a great way to make sure you give the person reading a nice overview of everything and a complete knowledge of the property.

Having a good title to catch the eye of a potential buyer is one thing, but if there is not a really good description of the property then it’s just not enough. When filling in your listing think about all of the rooms and describe them accurately in terms of size and anything that might be notable. Is the master bedroom 200 square feet with a fireplace? Make sure you say so if it does.
