The Problem

Water, leaves, debris, animals entering your garage through the gap between your garage door and the floor. Water entering garage during heavy downpours. Less than perfect garage floor surface so poor seal with garage door. Drafts and thermal heat loss through garage door.

The Solution

Our unique design heavy duty garage door threshold seal is the perfect solution to prevent ingress of water and leaves in to your garage.

Our threshold is fitted directly behind or under the garage door, the garage door mates to our threshold surface producing a watertight seal. Preventing the ingress of water, leaves, mud, rodents and debris and improving thermal efficiency by removing drafts of cold air.

Whether protecting your vehicle, tools, home gym, home office or whatever the use you can rely on our threshold to keep contaminates out.

Our seal is flexible this is essential as most garage floors aren’t perfect and flat, UV stable so won’t be damaged by sunlight, odour free and keeps its flexibility, even when in constant contact with water.

Suitable for most door styles including manual and automatic. Up and over, sectional, roller shutter and side hinged garage doors.

Our seal features unique grooves on the reverse to allow efficient adhesion and sealing with our selected hybrid adhesive. These grooves vary in width and depth to provide the very best adhesion and seal.

Working with our specially selected hybrid adhesive and sealant this provides the perfect watertight seal between our threshold seal and the floor. Retaining flexibility in its design but providing permanent adhesion this is designed to allow you to drive over the seal with no issue. With a working temperature of 5°C - 40°C, and a total temperature resistance once applied of -30°C - +95°C, so this is the perfect material to use.

We have designed our seal with an eye-catching yellow line along the length of the threshold, providing a visual reminder to prevent trips.

Clean Fitting Area

We recommend installing when the temperature is between 10°C and 25°C, the threshold can be heated with a hot air gun to make it more flexible if the temperature is low.

As the threshold is transported coiled it is best to uncoil it and lay flat before install to return to form. If it is mishapen we recommend laying it flat with something heavy on overnight, and again warming with a heat gun to return to shape.

Clean the area where the threshold is to be fitted, remove any oil or chemical residues.

Brush the floor with a wire brush or scraper to provide a key for the adhesive.

Measure Length Required

Measure the length of threshold you need. Measure the opening of garage and also allow extra to cut in around the door frame / mechanism. Generally 4cm each side is sufficient.

Cut our threshold down to this length with a hacksaw.

Cut Out to Fit Door Frame.

Roll the threshold out to where it is to be fitted.

Measure where to cut to enable cut in around the door frame and cut out with a junior hack saw.

Position Threshold and Mark

Close the garage door and fit the threshold in position to butt up to the garage door to provide the seal, ensuring the door can still latch and lock.

Mark the complete length of the inside edge of the threshold.

Mark the Front Edge

Reopen the garage door, keeping the threshold in place mark the complete front edge of the threshold.

Mark Glue Lines

Slide the threshold away and draw two parallel lines 1cm inside the two lines marked before. This provides a guide as to where to run the adhesive so the threshold is fully fastened but without too much adhesive spilling out.

Apply Adhesive

Apply the adhesive as shown, following the adhesive lines drawn previously and creating a zig-zag pattern between the two lines.

Starting at one end and working along push the threshold down on to the adhesive and clean up any adhesive that spills out. If any edges stick up, weight down with a heavy object whist the adhesive cures. Apply adhesive sealant around the door frame to ensure a water tight seal.

The adhesive should be left 24 hours to fully cure.
